License to Alter

If you want to change the lay-out of your leasehold property, you must get permission from the Superior Landlord. This can take the format of a Licence for Alterations or Deed of Variation, depending on the scope of works. Failure to do so, constitutes a breach of your lease, which can cause complications when you try to mortgage your property or make an onward sale.

We can manage this process on your behalf. A typical application will include a schedule of works, existing and proposed floorplans in Land Registry compliant format and a Structural Engineers Report.

You will also need to appoint a Solicitor to liaise with the Superior Landlords’ Legal Representative, to ensure the Licence for Alterations or Deed of Variation, is registered at Land Registry.
